CCA was selected to manage the extensive restoration of the Navy Yard. The scope of work included full construction management and building services from pre-construction to occupancy and closeout. Restoration involved stabilizing the structure with a new foundation system and replacing compromised structural framing. The work consisted of extensive interior and exterior masonry restoration, a new metal roof, high-end interior finishes and network lighting. Furthermore, structural improvements are needed to support a 20-foot high, 12-ton ship’s anchor and 3-ton historic canon. In addition to restoring the building, the BNYDC also wanted 23,000 square feet of multipurpose rooms and classrooms for large gatherings.

CCA took great care to ensure that the restoration will last for generations. In addition to its strength, the building is also a model of sustainability, featuring a geothermal HVAC system and photovoltaic systems for both electrical power and hot water. Other improvements included the creation of a parklike setting and a façade consisting of metal panels, ribbon windows and solar screen. This site has received LEED Platinum certification from the U.S. Green Building Council, the highest designation for sustainable buildings.

Building 77 is a 1 million-square-foot adaptive reuse project, the largest in BNYDC’s history. Its construction is now in the bidding process under our management and expected to be completed in 2016.
