PROJECT DESCRIPTION
Morgan Stanley purchased the former Texaco headquarters building in Westchester County, N.Y. with plans to develop a Westchester headquarters, including primary and emergency trading facilities. The building, consisting of three levels of more than 250,000 square feet each, had newly constructed open area workstations and perimeter offices, along with a conference center, cafeteria and reception spaces, and two data centers totaling 20,000 square feet.
Our job was upgrade of base building systems and interior construction while an existing tenant occupied the building. The work, which was completed in phases, included electrical substation upgrades and the installation of a new 2000kw N+1 UPS system with distribution, a new 6000kw N+1 parallel redundant EPS system consisting of three 3x2000kw diesel engine generators and distribution switchgear, new rooftop dry-cooler systems, new rooftop DX cooling systems, a building automated control system, security system and backbone, as well as a new telecommunications plant. We also installed a new roof system for a portion of the courtyard in the center of the building, creating a 1,175-desk trading area. To accommodate parking requirements, we constructed a new 320,000-square-foot parking garage.
We coordinated the project team, consisting of Hines as Project Manager and Roger Ferris + Partners as Architects, during the schematic level of design, with a fast track schedule for phased completion and delivery of the project within 18 months.
